What we see in Sunshine Coast buildings
A lot of equipment coming off its defects period at once
The building boom through Maroochydore and the coastal strip means a large volume of relatively new equipment is now passing the point where defects liability ends. That is precisely the moment when installation shortcomings surface and when the owner’s rights are about to change. A condition assessment before that window closes is one of the highest-value things a new building can do, and one of the most commonly missed.
Salt air
The coastal strip carries the same corrosion problem as the Gold Coast. Shaft steelwork, pit components and rooftop plant on a beachfront building deteriorate faster than an equivalent inland, and the damage is usually found late because nobody inspects a pit until something stops.
Holiday letting changes the duty
Buildings with a high proportion of short-stay letting see luggage, concentrated check-in and check-out peaks and far heavier door use. Where a building has drifted towards holiday letting over time, the maintenance regime has often not moved with it.

Plenty of firms describe themselves as independent. It is worth being precise about what it means here, because the word is doing real work.
We do not sell lifts. We do not install them. We do not maintain them. We hold no agency, distributorship or referral arrangement with any manufacturer or maintenance contractor, and we take no commission, rebate or finder’s fee from anyone who does. There is no version of a recommendation from us that earns us money somewhere else.
That matters most at exactly the moments it is hardest to tell — when you are handed an upgrade proposal, when a contractor says a component is beyond repair, or when a maintenance agreement is put in front of you to sign. Our answer costs us nothing either way.

Do you attend the Sunshine Coast or handle it remotely?
We attend. It is a comfortable drive from our Gold Coast head office and site attendance is part of essentially everything we do.
Our building is nearly out of its defects liability period. What should we do?
Get the equipment assessed before the window closes. It is the last point at which installation problems are somebody else’s responsibility, and it is the single most valuable piece of timing on a newer building.
Does being near the beach really affect the lifts?
Yes. Salt-laden air accelerates corrosion in the shaft, pit and rooftop plant, and on an exposed building it justifies inspecting more often than a standard schedule assumes.
We have buildings on the Sunshine Coast and the Gold Coast. Can you cover both?
Yes, and consistently — both sit under the same Queensland framework, and both are close to our head office.
Our body corporate has been quoted for a modernisation. Can you check it?
Yes. Reviewing scope and pricing, and obtaining comparison quotations where useful, is core work for us.
