What we see in Western Australian buildings
Distance changes what a maintenance agreement is worth
Western Australia is the most isolated market in the country, and it shows in parts availability and specialist labour. A response time that is realistic in Sydney may not be achievable here, and a component that takes three days to source on the east coast can take considerably longer. That belongs in the contract as a stated obligation rather than an assumption, and it is one of the first things we look at in a WA agreement.
Regional and remote sites
Accommodation, health and industrial facilities well outside the metropolitan area carry equipment that is genuinely difficult to service. Getting a technician to site is a logistics exercise, and the maintenance regime, the spares holding and the escalation path all need to reflect that rather than pretend otherwise.
Coastal exposure
The Perth coastal strip gets consistent onshore wind carrying salt well inland. Corrosion in shafts, pits and rooftop plant progresses faster than an inland equivalent, and it is routinely missed because nobody inspects a pit until a lift stops.
A separate regulatory framework
Western Australia has its own requirements, and a portfolio managed from the eastern states cannot simply assume the arrangements that apply in Queensland or New South Wales apply here as well.

Residential and strata-titled towers, commercial office buildings, hotels and short-stay accommodation, retail centres, healthcare and aged care, education, government and local council property, and industrial facilities. The equipment differs, the commercial questions rarely do.
What independence actually means
Plenty of firms describe themselves as independent. It is worth being precise about what it means here, because the word is doing real work.
We do not sell lifts. We do not install them. We do not maintain them. We hold no agency, distributorship or referral arrangement with any manufacturer or maintenance contractor, and we take no commission, rebate or finder’s fee from anyone who does. There is no version of a recommendation from us that earns us money somewhere else.
That matters most at exactly the moments it is hardest to tell — when you are handed an upgrade proposal, when a contractor says a component is beyond repair, or when a maintenance agreement is put in front of you to sign. Our answer costs us nothing either way.

Common questions from Perth owners and managers
Do you cover regional Western Australia as well as Perth?
Yes. Regional and remote sites are part of our WA work, and the logistics of getting anyone to site are usually the central issue rather than a detail.
Our response times are never met. Is that normal in WA?
It is common, and it is often because the agreement was written to an eastern states template. What matters is whether the contract states realistic obligations and what happens when they are missed.
We manage buildings in Perth from the east coast. Can you help?
Yes. Portfolio work across states is routine for us, and Western Australia’s separate requirements are part of what we are engaged to keep track of.
How does the coast affect our equipment?

Yes. Reviewing scope and price, and obtaining comparison quotations where it is useful, is a large part of what we do.
